AI Guest Experience

Guest messaging that answers itself.

One agent across every conversation your company has — guests, prospects, owners and contractors — grounded in your portfolio data and governed by policies you write. In the right language, at 3pm or 3am.

The real interface

Straight from the product.

A guest reports a dirty pool on Airbnb — the AI apologizes, arranges maintenance, and keeps the tone warm.

The concept

It is not a chatbot bolted to your inbox.

A chatbot has a prompt and a FAQ. This has your portfolio. Every reply is assembled from the reservation in front of it, the listing's own facts, and the policies you wrote — then checked against what it is allowed to do before it is sent. That is why it can quote a real door code and a real price rather than a plausible one.

01 · Reads

The whole context

Who is asking, which stay, which unit, what has already been said across every channel — not just the last message.

02 · Grounds

In your data

Listing facts, calendar, rates, the store catalogue and past threads. If the answer is not in there, it does not invent one.

03 · Checks

Against your policy

What it may say, what it must ask about, and what it must never touch — evaluated before anything is sent.

04 · Acts

Or hands over

Books the upsell, opens the task, updates the portal — or stops and puts it in front of a person, with the reasoning attached.

Four audiences

Guests are only a quarter of the conversations.

A property management company talks to four groups every day, and they need different facts, different tone and different authority. One agent, four sets of rules — nobody sees what is not theirs.

Guests

Customer service

Pre-booking questions, arrival logistics, the 3am problem, checkout. Answers in the guest's language, on the channel they wrote on, with the stay's own details.

Sees: their reservation, their unit, their thread. Never other guests, never rates for other stays, never owner or cost data.

Prospects

Sales

Inquiries that have not booked yet — availability, quotes, the follow-up nobody got to. It keeps chasing until the booking lands or the lead goes cold, which is where most direct revenue leaks.

Sees: live availability and pricing rules. Can hold and quote; cannot discount past the floor you set.

Owners

Owner relations

"How did last month go?", "why was my unit blocked?", "when is my payout?" — answered from the ledger, in their own portal, without a person rebuilding the statement each time.

Sees: their units, their statements, their reservations. Never another owner's portfolio, never your management margin.

Contractors

Field ops

Cleaners and maintenance, usually on WhatsApp and usually mid-job. Where to go, what the job is, what the code is, and photo proof back — turning a group chat into tracked work.

Sees: their assigned jobs and the access those need. Never guest identity, never revenue.
Policies

What it may say is a setting, not a hope.

Policies are per audience and can be narrowed per property — a building with a concierge answers differently from a remote cabin. Every send is logged against the policy that allowed it, so when someone asks why the AI said something, the answer is a record rather than a guess.

Every message, instantly

Pre-booking questions, mid-stay requests, post-stay reviews — the AI answers with full context from your property data, upsells when it makes sense, and escalates only when it matters.

Good questions.

Will guests know they’re talking to AI?+
Responses are human-like and written in your brand voice. You choose how transparent to be — and the AI hands off to your team seamlessly whenever needed.
What if the AI gets something wrong?+
Start in Co-Pilot mode: every response is reviewed by your team before sending. Most operators move to full automation within weeks.

See it live on your portfolio.
