BoomBoom VS OwnerRezOwnerRez

OwnerRez gives you every lever.
Boom pulls them.

OwnerRez is the toolkit the power users chose: unlimited everything, a free channel manager, no contracts, and six Premium Features — owner statements, websites, QuickBooks, SMS, door locks and an AI called Rezzy — each on its own pricing table. Boom is the crew, not the toolkit: one AI-native system that runs the guest, the task, the pricing and the owner's books without you configuring the run.

Let us start by conceding the thing most comparison pages hide. OwnerRez is inexpensive, it is honest about it, and a lot of very capable operators love it for exactly that.

Its pricing page reads like a support forum in the best way. Unlimited bookings, emails and payments. A channel manager that is “entirely free.” No setup fees, no booking fees, and on contracts: “It's 2026 for Pete's sake.” Then the boxed items it calls Premium Features — Property Management, QuickBooks, Hosted Sites, the WordPress plugin, SMS and Rezzy AI — each “charged monthly per property based on a different pricing table,” and each, in its own words, for “power users.”

That word is the whole product. OwnerRez was built by and for people who enjoy the levers: triggers, auto-responders, custom rules, a WordPress plugin with a listing API. If that is you, it is a remarkably deep tool for the money.

A toolkit is priced by the tool. A crew is priced by the work. The question this page asks is which one your month actually needs.

This is not a page that claims OwnerRez cannot do things. Between the base account, the six Premium Features, a damage-protection resale and a hundred-company integrations directory, it reaches a great deal. That is why the table below says Premium, Partner or Per booking rather than a red cross — and why its AI row gets a real tick, because Rezzy really does answer guests.

But every one of those levers is pulled by you. The pricing table is chosen by you, the trigger is written by you, the pricing partner is wired in by you, the owner statement is generated by you at month-end from a module you switched on. Boom was built the other way round: the guest, the stay, the task, the cost and the owner are one system, and an agentic manager does the pulling.

Here is the comparison. Anything marked Premium or Per booking comes from OwnerRez's own pricing page and its Costs & Fees article, checked in September 2026 and listed at the end of this article.

Start with the AI rows. OwnerRez earns a tick there — read what it covers.

Rezzy AI is a real guest-messaging agent, sold per property. It answers guests and opens tasks. It does not price, sell, or post to an owner's books. The rest of the table asks the power user's own question: is it in the base fee, or on one of the other tables?

Premium is OwnerRez's own label — “Premium Features” on its pricing page — for Property Management, QuickBooks Integration, Hosted Sites, the WordPress Plugin, SMS Messaging and Rezzy AI, each priced on its own per-property table in the Costs & Fees article; door locks are priced per lock in the same article. Per booking is how that article prices damage protection, which OwnerRez resells through RentalGuardian. Partner rows follow the categories on OwnerRez's integrations page. Where a capability appears on none of those pages we say so rather than assert it does not exist. Checked September 2026 — see sources.
Every capability in the Boom column is part of the platform or one of the thirteen Boom Apps — which also run on top of OwnerRez if you are not ready to move. See how.

Notice what the Premium pills have in common. They are not exotic features. They are the manager's features — owner statements, the books, the website, the AI — and OwnerRez is careful to say why they are boxed: “most users do not need them for basic booking management.”

That is a true sentence about a host. It is a false sentence about a manager, for whom owner statements are not a premium feature but the reason the business exists. So the question is not whether OwnerRez can be assembled into a manager's system. It can, cheaply. It is who does the assembling, and what is still missing when they finish.

02Six pricing tables, one account

Cheap is not the same as light.

Add up OwnerRez's own tables for a 30-property account with the manager's Premium Features switched on and you get a number most vendors would be embarrassed to compete with. We are not going to argue with the number. We are going to point at what it does not contain.

On OwnerRez
A base table plus a table per Premium Feature, a per-lock table, a per-booking protection tier and a partner for pricing. All of it configured, connected and reconciled by you.
On Boom
One system where the statement, the website, the AI, the pricing and the protection are already wired to each other — and a manager that runs them.

03Rezzy answers the guest. Boom runs the business.

The best AI in this table that isn't ours still stops at the inbox.

Credit where it is due: Rezzy AI is the most capable competitor AI on any of our comparison pages. By OwnerRez's own description it knows your availability, payments, cancellation policies and guest history, “can respond to all guest messaging,” creates tasks when follow-up is needed and reads guest sentiment. That is a guest agent, not a drafting tool.

And then it stops, because the system stops. Rezzy cannot make the late-checkout offer and charge it, because upsells are not on the platform. It cannot post the result to an owner, because the owner statement is a separate Premium Feature. It cannot reprice, because pricing is a partner. It cannot message your owners or your cleaners at all.

Boom's AI has the whole business in one model — the guest, the stay, the task, the price, the cost and the owner — so it finishes what Rezzy starts: answer, task, offer, charge, statement, and a note telling you what it did.

A guest agent
Answers the guest and opens the task. Everything past the inbox — the offer, the charge, the price, the owner — is a lever somebody else still pulls.
An agentic manager
Answers, acts, sells, charges, posts to the books and watches the whole portfolio for the next thing — with every action logged and reversible.

✓40+ languages, day and night — no night shift, no follow-the-sun rota
✓Upsells offered, charged and posted to the owner inside the conversation
The difference is not the model. It is that on Boom the AI owns the ledger, the task list and the rate it is acting on.

04What the price buys, and what it doesn't

$723 a month is a bargain. Here is who it is a bargain for.

OwnerRez's price assumes a person who will do the configuring, the connecting and the reconciling. That person is usually the owner of the business. Here is what that costs a 30-property portfolio managed for owners:

The person who owns the levers

Triggers to write, a pricing partner to wire in, a lock table to maintain, a QuickBooks sync to reconcile — the standing cost of being your own systems team:

Configuration & integration upkeep6 hrs / week
Who does itthe principal
Value of that hour$60 / hr
A year of being the crew$18,720 / year

The owner month-end

The Property Management feature generates the statement. It does not reconcile a trust account, chase the contractor invoice, or answer the owner who asks why March paid less:

Owners30
Reconciliation & queries / owner30 min
Hours / month15 hrs
Bookkeeper cost$35 / hr
Trust reconciliation, year-end+40 hrs / yr
Finance hours a year$7,700 / year
Around $26,000 a year of a principal's and a bookkeeper's time to run a $723-a-month toolkit — before a single upsell nobody in the system was built to make. That is the trade: the cheapest software, and the most expensive operator.
05The levers nobody pulled

Every one of these is a setting somebody meant to get to.

A toolkit only does what it has been configured to do. Each item below is a lever OwnerRez offers, in a table you have paid for, that was not pulled this month because the person who pulls them was busy.

Boom does not wait for the setting. The AI notices, acts, and tells you.

Five levers, one busy principal
A trigger for the new cleanerthat was never written, so the old one still gets the message
A pricing partner's rate changethat the owner statement cannot explain back
A per-booking protection tierset once, never revisited as the portfolio changed
A QuickBooks sync that driftedand the month-end that absorbed the difference
A guest who would have paid for late checkoutand was never asked, because no lever exists to ask
Boom connects the chainguest → stay → task → offer → charge → owner → follow-up — without a setting

BAM is Boom's Business Agentic Manager — part of the platform, not a Premium Feature. It watches conversations, bookings, operations, maintenance, finance and owner activity all at once, and brings you the next thing to do.

Ask Rezzy will answer a question. BAM brings you the questions you should have asked — and, when you let it, the answers already done.

08The honest verdict

There is a version of this decision where OwnerRez is the right answer.

More than one, in fact. OwnerRez has earned a fiercely loyal following by being deep, fair and cheap, and a good share of the people who read this page should stay exactly where they are.

Stay on OwnerRez if

You are the power user it was built for

  • You host your own properties, or a handful for people you know, and owner statements are a monthly courtesy rather than the business.
  • You enjoy the levers — triggers, rules, the WordPress plugin, the listing API — and configuring them is time you would spend anyway.
  • Price is the first filter. OwnerRez will win that filter against almost anyone, and its channel manager is free.
  • You are US-based, run on QuickBooks, and Rezzy answering guests is as much AI as your week needs.
Move to Boom if

You would rather run the business than the toolkit

  • You manage for owners at scale and need trust accounting, live owner P&L and statements that reconcile themselves — none of which is on OwnerRez's tables.
  • You want AI that goes past the inbox: pricing, upsells, tasks, owner and team communication, and posting to the books — not a guest agent alone.
  • You want an agentic manager reading the whole portfolio, because the levers you meant to pull are the ones costing you money.
  • You want onboarding done with a dedicated team in 1–4 weeks, not a system you assemble yourself from six tables and a partner directory.
  • You operate across borders or currencies, or run guesthouses, aparthotels and mid-term stays alongside short-term rentals, and want one system for all of it.
09Switching from OwnerRez

A well-configured toolkit is the easiest thing to migrate.

OwnerRez accounts are usually immaculate, because a power user built them. That makes the data easy. The work is translating the rules you wrote into behaviour the system already has — and adding the finance that was never there.

01

Kickoff & audit

We map your properties, channels, rates and workflows — and read every trigger, auto-responder and Premium Feature you have switched on, so nothing you built is lost.

02

Data migration

Listings, bookings, guests, rates and history come across. Your OwnerRez record moves with you, not away from you.

03

Team training

Hands-on sessions for front desk, operations and finance — including trust accounting and owner statements that reconcile without a month-end.

04

Connect & reconcile

Channels, payments and accounting connect and balance. We verify every calendar and every opening balance together.

05

Go live & switch off the tables

You switch with 24/7 support at your side — then turn off the Premium Features, the lock table and the partner subscriptions you no longer need.

Full onboarding takes 1–4 weeks with a dedicated team. One portfolio migrated 250 properties in a single week.
Switching PMS for 250 properties is not easy, but Boom's support team were there 24/7, even during the weekend, making sure that no opportunities were missed in the switch. In the end, it only took one week! That was really impressive.

Keep OwnerRez. Take the AI anyway.

You do not have to migrate to act on any of this. BAM and the Boom Apps run on top of OwnerRez through a read-only connection. Nothing moves, nothing changes for your team, and you cancel nothing. It is the quickest way to put an agentic manager on top of a toolkit — and to find out which levers you have been leaving unpulled.

Step 01

One read-only connection

The Boom team connects your OwnerRez account for you — read-only, no migration, no credit card, nothing changed on the OwnerRez side.

Step 02

BAM reads your portfolio

Twenty-four months of reservations, your listings, rates and availability, guest messages and reviews, and your payouts, fees and expenses.

Step 03

You ask it anything

Occupancy, P&L, a guest thread from March, which cleaner keeps running late — answered in seconds, with the rows it used shown.

Step 04

Then you let it act

Write access is granted per action — pricing, messaging, tasks — and every automated action is logged, attributed and reversible.

For an OwnerRez operator the usual first two are dynamic pricing and guest experience — the two levers that are a partner and a blank on the toolkit today — running on the account you already pay for.

Questions we get asked.

What's the main difference between Boom and OwnerRez?+
OwnerRez is an à la carte toolkit for the owner-operator: a per-property base fee that covers unlimited bookings and a free channel manager, plus six Premium Features — Property Management, QuickBooks Integration, Hosted Sites, the WordPress plugin, SMS Messaging and Rezzy AI — each priced on its own per-property table, with damage protection resold per booking and dynamic pricing supplied by integration partners. You configure and connect all of it. Boom is an AI-native PMS: owner statements, trust accounting, the website, pricing, protection and the guest experience are one system, and an agentic manager runs them.
Isn't OwnerRez much cheaper than Boom?+
Per month, usually yes, and we say so on this page: summed from OwnerRez's own tables, a 30-property account with the manager's Premium Features switched on comes to about $723 a month before locks, protection and a pricing partner. The comparison that matters is the whole month — the principal's hours spent configuring and reconciling, the bookkeeper's hours at owner month-end, and the upsell revenue no lever exists to make. On a portfolio managed for owners, that is usually where the money is. We will run the comparison against your actual account.
How does Boom's AI compare to Rezzy AI?+
Rezzy AI is a capable guest-messaging agent: OwnerRez says it knows your availability, payments, cancellation policies and guest history, can respond to all guest messaging, creates tasks when follow-up is needed and analyses guest sentiment, for $9 per property per month. It stops at the inbox, because the platform does: it does not price, make or charge an upsell, post to an owner statement, or communicate with owners and staff. Boom's AI does all of those, because on Boom they are one system, and BAM then watches the whole portfolio for the next thing to do.
Does OwnerRez do owner statements and trust accounting?+
Owner statements are part of OwnerRez's Property Management Premium Feature, which its pricing page describes as “calculate commission, generate owner statements and record expenses.” Trust accounting does not appear on its pricing page or in its Costs & Fees article. Boom includes owner statements with a live P&L per owner, trust accounting and automated accounting on every plan.
I run five of my own properties on OwnerRez. Should I switch?+
Probably not. OwnerRez was built for exactly that, it is priced for it, and if you enjoy configuring your own system it is hard to beat. Boom earns its keep when there are owners to report to, staff and contractors to coordinate, and enough volume that an AI which runs the business — not just the inbox — changes the shape of your week. If you are heading that way, the fastest first step is to connect BAM read-only on top of OwnerRez and see what it finds.
How hard is it to migrate from OwnerRez to Boom?+
OwnerRez accounts are usually well organised, which makes the data straightforward. Listings, bookings, guests, rates and history come across in a structured five-step onboarding — kickoff and audit, data migration, team training, channel and payment validation, then go-live with 24/7 support. We read every trigger and auto-responder you built so the behaviour carries over. Most portfolios are live in 1–4 weeks.
Can I keep OwnerRez and still use Boom's AI?+
Yes. BAM and the Boom Apps run on top of OwnerRez through a read-only connection that the Boom team sets up for you — nothing migrates and nothing changes for your team. BAM reads your reservations, listings, rates, guest messages, reviews and payouts, answers questions about them, and can then be granted write access one action at a time. OwnerRez operators usually start with dynamic pricing and guest experience, the two capabilities that are a partner and a blank on the toolkit today.

  1. OwnerRez's published pricing page — the per-property sliding scale; Channel Management, Team Access and Digital Signatures marked “Included in Price!”; the boxed “Premium Features” (Property Management, QuickBooks Integration, Hosted Sites, Integrated Sites + WP Plugin, SMS Messaging, Rezzy AI) and the page's own explanation that they are so called “because most users do not need them for basic booking management. They provide an additional level of functionality for power users.” Checked September 2026.
  2. OwnerRez's Costs & Fees support article — the base pricing table ($40 for the first property, sliding to $2 each above 200); the per-property tables for Property Management, QuickBooks, Hosted Sites and the WordPress plugin; SMS at $15 per number; Rezzy AI at $9 per property; door locks at $4 per lock; and damage protection resold through RentalGuardian at $13–$79 per booking by tier. The description of Rezzy — that it “can respond to all guest messaging,” will “automatically create tasks when follow-up is needed and analyze guest sentiment” — is from the same article. Checked September 2026.
  3. OwnerRez's integrations page, whose categories include Dynamic Pricing, Housekeeping Services, Insurance and Accounting, and which describes “over 100+ companies” integrated. Rows marked Partner follow those categories. Checked September 2026.
  4. The 30-property bill in section 02 is arithmetic on those published tables: base $256; Property Management $67; Hosted Sites $72; QuickBooks $43; Rezzy AI $270; SMS $15. If OwnerRez changes a table the total changes with it — tell us and we will update the sum.
  5. Where a capability appears on none of those pages — a guest portal, in-stay upsells, maintenance workflows, AI review responses — the table says so rather than asserting that OwnerRez lacks it. Tell us if we have missed a published feature and we will change the cell.

  7. The hours model is illustrative. It uses only the assumptions printed inside each calculation — weekly upkeep, owner count, minutes per statement, hourly values — so you can substitute your own. Ask us and we will run it against your portfolio instead.
